What are these ugly black streaks and stains on my roof?

Your roof isn’t dirty it’s infested with bacteria, algae and mold.  Those unsightly black streaks are eating into and thriving on your roof and exterior surfaces.  The bacteria’s scientific name is "Gloeocapsa Magma.” It’s spores spread by air.  Once landed, these micro-organisms feed on the limestone fillers found in shingles.  They typically accumulate on the north and west sides of roofs and in shady areas that tend to stay wet longer due to overhanging tree branches.  As this contamination collects, it forms into colonies and turns black when its outer coating hardens to protect against the sun's UV rays.

 

As colonies grow, the ugly black spots appear.  Gravity causes them to lengthen, streak and spread down your roof.  While covering your roof, they retain additional surface moisture, accelerating their growth.  This provides an excellent environment for moss and lichen to soon follow!  It’s a vicious cycle of roof destruction and decay, dramatically declining your home, or business’s curb appeal and property value.

Should I replace my roof, or have it cleaned?

Be careful of whom you ask this question! The roofer will advise replacement, the supplier of the shingles will advise replacement and the cleaner will advise that you clean it. Let’s do the math. A $12,000 roof replacement will be $6,000 in shingles and $6,000 to the roofing company for labor (Tear off and installation). The investment to clean your existing roof will be around 1/12 the cost of replacement or $1,000 for this example and the cleaning pays for itself. You will recoup your cleaning investment through lower energy bills associated with summer time cooling expenses, and only cleaning kills the bacteria that’s eating your roofing material and leading to premature replacement. If your roof shingles are still under their warranty period (typically 25 to 40 years) and still in good shape, call us to have it cleaned. If there are any leaks due to minor shingle damage or a few missing shingles, call us anyway, as we can refer you to an expert roofing company in your local area.


Is cleaning my roof merely a cosmetic process?

NO. The black streaks prevent your shingles from properly deflecting the sun and thus increase your cooling costs. Additionally, while the bacterial contamination is feeding on the limestone in your shingles, it’s slowly breaking them down. By not cleaning your roof, you are reducing the life-span of your shingles by up to 50%.  A clean roof is a healthy roof, and a healthy roof is free of the fungus, bacteria and mold that create allergy and asthma related illnesses for families and their pets.

 


Will you damage my roof with high pressure water?

NO. We never use a pressure washer when treating your roof. We use a specialized LOW PRESSURE delivery system (similar to agricultural spraying systems) designed to gently clean bacteria and algae from your roof surfaces.  Our system uses no more pressure than your garden hose! We simply apply the cleaner, allow it to dwell several minutes, then rinse it clean.  Afterwards, we feed your plants and landscaping with nurturing nutrients.


How much will it cost to have my roof cleaned?

Each roof treatment is unique, and many factors are taken into consideration when developing a quote. The pitch of your roof, its total square footage, the degree of black staining, whether moss and/or lichen are present, perimeter landscaping, accessibility, etc.  Depending upon the factors mentioned above, a typical roof cleaning with 5 year "spot- free” limited warranty is extremely cost effective.

Do you offer partial cleaning on just the bad areas?

Yes, we can. BritesitE understands that certain cleaning requests can be unique.  Such as merely touching up the street visible portions of a home's roof to increase curb appeal during it's listing for sale.  However,  it is highly recommended to avoid partial cleaning treatments. The un-treated sections typically already contain bacteria and algae spores you cannot see from the ground. These spores quickly travel over to the treated roof sections, expediting contamination and re-growth. Therefore, we do not offer the 5 year "Stain-Free” limited warranty on partial cleanings and treatments.  (Our 5 year "Stain-Free” limited warranty is transferable when selling your home.)


Are your crews trained, certified and insured?

Yes,  all BritesitE team members have completed certification training through SoftWash Systems, attended SoftWash hands on seminars and attend yearly SoftWash training events to stay current on the latest techniques, innovations and SoftWash application methods. We carry $1 Million Commercial Liability Insurance and Workers Compensation insurance on ALL members of our staff for your added protection and peace of mind. This is verified through a third party, TheSeal.com.


Do you clean other things like Cool Decking, fencing and driveways?

Yes. Our Soft Wash processes provide fantastic results on those surfaces as well as, vinyl siding, Hardy Plank siding, painted surfaces, pool decks, patios, and just about all other exterior surfaces. Soft washing cleans and brightens without the destructive effects of a pressure-washer!


Is it guaranteed to get my roof clean?

Will you need to walk on my roof?

We prefer to clean every roof from the ground, however at times your roof treatment will be conducted from the gutter line using ladders with stabilizer bars. On rare occasions, we must walk on the roof to access difficult to reach areas. In this case we employ our fall positioning system, ensuring compliance with all safety precautions and OSHA regulations.


Are the cleaning soaps harmful to my plants, pets or family?

Specific plant and property protection training has been completed and strict protocols are part of our everyday operating procedures! People, plants and pets remain safe! Our soaps are eco-friendly and bio-degradable. We ask that pets and their families stay indoors until the job is complete. Not all pets like garden hoses, while others want to play with them. Certainly, we understand people need to come and go. This is accomplished with a little prior coordination before the work begins. Pets are free to go outside once the job is complete, the work site is cleaned up and all fence gates are closed.

Our crew is trained and employ strict protocol to protect your plants and property! We pre-wet all nearby plants and vegetation, then continue to wet down all vegetation throughout the treatment process. We take plant protection one step further and apply a proprietary Plant Wash containing plant nutrients.  It's applied to all nearby plants and vegetation as an added measure once the job is complete!  Our Plant Wash is specially formulated to mitigate any potential concerns. Some customers said it was the first time in a long time since their plants had been fertilized, watered and treated so well!

How much pressure do you use on my roof and siding?

Soft Washing is THE alternative to pressure washing.  We will never use a pressure washer or high pressure "anything" on your roof or siding. Our professional grade system is designed to operate and deliver a custom blended cleaning solution at the water strength of your garden hose or a hard rain fall. Our Eco-friendly soaps gently do the work and as recommended by roofing manufacturers.

Can bacteria, algae, moss or lichen cause roof damage?

Yes! Un-treated roofs may lose up to 50% of the roofing's expected  life cycle. The black streaks (bacteria) are eating limestone within the shingle and causing erosion. Roof bacteria, moss, lichen and algae all cause granular loss from the top surface of shingles. Bacterial growth (Gloeocapsa Magma) feeds on the limestone aggregate while their filament root systems digs deep into the shingle surface. Moss, fungus, mold, and lichen cause discoloration and create small cracks in the shingles. The resulting damage will reduce the life of your roofing materials. Granular loss also reduces reflection of the suns UV rays and protection from the elements.

The earlier your roof is cleaned and treated the better! Our treatments stop the accelerated damaging effects of microbial growth on all roofing surfaces.


What causes roof stains and other roof issues?

For the last 30 years or so, asphalt shingles have been manufactured with limestone as the base filler for added weight and to cut the expense of manufacturing. The ugly black streaks are a form of bacteria "Gloeocapsa Magma” (GM for short), who’s food source is the limestone filler in your shingles! The materials in most asphalt shingles encourage the growth of bacteria and algae. The longer these black streaks remain and continue to grow, the more your shingles are decomposing, and your home's environment is being contaminated.   

The sooner your roof is cleaned and treated the better!
